What you get
What our hardwood floor deep cleaning includes
Everyday mopping moves dirt around and can leave a film of cleaner behind. A deep clean takes the floor back to its finish.
- Dry soil removalGrit and dust come up first, so they aren't ground into the finish.
- Machine clean with a wood-safe solutionCleans the surface and the seams without flooding the boards with water.
- Residue removalLifts the haze left by oil soaps, sprays and "shine" products.
- An honest look at the finishIf it's worn through, we'll tell you what a recoat or refinish would fix.
Which one do you need?
Deep clean, recoat or refinish?
| Service | Fixes | Doesn't fix |
|---|---|---|
| Deep cleaning | Grime, dullness from residue, sticky film | Worn-through finish, scratches |
| Screen and recoat | Dull or lightly scuffed finish | Scratches into the wood, gray boards |
| Full refinish | Deep scratches, gray wood, color changes | Damaged boards, which need repair first |
If the finish is gone in places, cleaning will brighten the floor but won't protect it. That's when hardwood floor refinishing is the better use of your money.
Older floors
Wax buildup and wax removal
Many older floors were waxed for years, and layers of wax trap dirt and turn yellow. Wax also stops modern finishes from sticking, so it has to come off completely before any recoat. We offer wax removal as its own service, and we'll check for wax at your estimate.

How to clean hardwood floors at home
The best thing to clean real wood floors with is usually the simplest: a dry microfiber mop or vacuum most days, and a barely damp mop with a cleaner made for finished wood floors when needed.
Do
- Dust-mop or vacuum (hard floor setting) often, because grit scratches
- Use a cleaner made for polyurethane-finished wood
- Wipe spills right away
- Put mats at entries and felt pads under furniture
Don't
- Steam mops: heat and moisture damage finish and wood
- Wet mopping or puddles of water
- Vinegar, ammonia or harsh all-purpose cleaners
- Oil soaps, waxes or "shine" products on a polyurethane finish
Pricing and value
How much does professional wood floor cleaning cost?
Cleaning is priced by the area and the amount of buildup. A floor with years of residue or wax takes more work than one that's just due for a refresh.
Is professional hardwood floor cleaning worth it? When the finish is still intact, yes. It's a fraction of the cost of refinishing and often brings back much of the floor's original look. When the finish is worn through, cleaning won't fix it, and we'll say so.

Cleaning questions
How often should hardwood floors be deep cleaned?
For most homes, a professional deep clean every year or two keeps buildup from dulling the finish. Busy homes with kids, pets or a lot of traffic may want it more often. Daily dry mopping matters more than any deep clean.
Will deep cleaning remove scratches?
No. Cleaning removes dirt and residue, not damage. Light surface scuffs may look better afterward, but scratches in the finish need a recoat, and scratches into the wood need refinishing.
Do you clean engineered hardwood?
Yes. Engineered hardwood has a real wood surface with a factory finish, and it's cleaned the same careful way, with no excess water.
